Landmark in Upper Claremont

Many of you will recognize this property on the corner of Eden and Doris Roads. Woodlands was owned by the Katz family from 1961. It is where they raised four children, who still remember climbing trees, riding bikes in the garden and walking to school and shul at Claremont synagogue. The front door was literally always open as was the welcome for large sit down feasts and a bar mitzvah for 300 people accommodated in a marquee on the lawn.

The lady of the house was often seen admiring her rose garden from her favourite spot on the stoep, with its magnificent mountain vista. The garden boasted a fig tree, avocado, guava and Catawba grape vine from which homemade wine was drunk on the Sabbath.

The most important aspect of our business is pricing a property correctly. However, it is not an exact science and putting a market value on properties as special as Woodlands is no easy task. The variance of R4,5 million to R9 million was proof of this. The executor and beneficiaries decided on a middle price of R7,5 million. We were fortunate to have competing buyers and in February 2013 the property sold within 2 weeks or R9,5 million.
