In 1994 we had two competing buyers for one property, in Upper Thistle Street in Newlands. The owners were emigrating. Both buyers put in offers for the same price. They were invited to increase their offers via sealed bids. Again the numbers were exactly the same.
On the third occasion I suggested that my buyer not only go up in price, but offer to adopt the dear old Alsatian dog that could not travel overseas with the current owners.
The offers were the same yet again, so the deciding factor was the inclusion of the dog and the seller accepted my buyer’s offer.
